Borrower Insights
Borrower Insights helps you rebuild your borrower database and find new opportunities by searching past loans and enriching the records you care about with verified contact details — phone numbers, emails, and compliance flags like DNC and TCPA litigator status.
What Borrower Insights does
Section titled “What Borrower Insights does”Borrower Insights runs live lookups on loan records and returns the borrower’s best phone numbers and emails, plus the current property owner, mailing address, and compliance signals, so you can stay compliant when you reach out. Search and filtering are always free — you only spend credits when you choose to enrich a record.
Searching for properties
Section titled “Searching for properties”-
Open Borrower Insights from the Model Match sidebar.
-
Choose how to start:
- Your Loans — every loan you originated, pulled automatically by your NMLS ID
- Find Loans — search the wider database by originator or area, with full filter access
-
Narrow results with filters for borrower status, enrichment history, property address, originator, location, loan age, transaction type, loan type, loan term, loan amount, interest rate, rate structure, borrower type, and related parties.
-
Review the results table. Each row shows the borrower name, property address, status, calculated interest rate, equity, and home value — click a row to open property details like total owed and active loans.
Configure a set of filters you use often and save it as a search to reuse later. Borrower Insights also remembers your last view automatically.
Enriching a property
Section titled “Enriching a property”Select the loans you want contact details for and click Enrich Loans in the toolbar. Model Match shows a cost breakdown before you confirm — you’re charged 1 credit per loan, only when contact info is found. If a lookup comes back empty, the credit is refunded automatically.
Enrichment runs in the background, so you can keep working while it progresses. A successful enrichment returns:
- Top-ranked phone numbers, with type and DNC status
- Email addresses
- Current property owner and mailing address
- Compliance flags (DNC, TCPA litigator)
Already-enriched loans can be re-checked at any time — new contact information can surface over time, and a re-check preserves the existing data if nothing newer is found.
Viewing past enrichments
Section titled “Viewing past enrichments”Every loan you enrich is saved to your history automatically, so you can come back to previously obtained contact details without paying for another lookup. History persists across sessions, page reloads, and navigation.
- Use the search box within your history, or the Previously Enriched filter from the main search, to narrow things down.
- Expand any row for the complete property and borrower detail.
- Use Re-check to refresh a record — this costs 1 credit and only overwrites existing data if something newer is found.
Exporting enriched properties
Section titled “Exporting enriched properties”Select the loans you want (or export your whole enriched history) and click Export Loans in the toolbar. Model Match downloads a CSV, named with today’s date, containing a wide, analysis-ready file with the borrower’s contact details and the full loan and property picture:
- Borrower and property information (address, owner, dates)
- Contact details — phone numbers with DNC status, emails
- Financial data — interest rate, equity, home value
- Loan details — lender, loan type, mortgage amount
- Compliance flags, shown as
True/Falsefor easy filtering
Only enriched loans are included in an export — un-enriched rows are skipped automatically, and the export button’s tooltip tells you how many rows that affects. If your selection includes un-enriched loans, you can choose to enrich and export together, or skip them. The resulting CSV opens cleanly in Excel, Google Sheets, your CRM, or a dialer, and the DNC and TCPA litigator columns make it easy to filter out restricted contacts before you upload a list anywhere.
Credits and purchasing
Section titled “Credits and purchasing”Enrichment draws from the same credit balance used across Model Match. Workspace credits are shared across your team and priced by plan; personal credits are charged to your own card. The more credits you buy at once, the lower the per-credit price, and credits never expire.
If you run out of credits mid-enrichment, the run pauses and holds its place — buy more credits, enable personal spending, or raise your spending limit to pick back up where you left off.
See Billing & plans for the full mechanics of workspace vs. personal credits, usage allowances, and how to buy or manage credits.
